There are endless ways to attach the rentals and layout the community. The rental units can be behind, beside, below or above the owner's home. Here are some ideas for you to consider.
The next rendering shows a two story owners home with two apartments and one townhome behind each owners home. The renters have the back yard space. The owners back yard is replaced with a private side yard. The renters outdoor area is shaded red and is separated from the owner's outdoor area by a barrier (patented):
The next slide shows the owners home on the first floor with three apartments above each home. The apartments egress to their parking area via a common 2nd story corridor. Owners have all the yard space. The first floor owners unit makes it a good choice for the empty nester:
There are many possibilities where three story properties are allowed. The owner could have a two story home with rental units on the third floor, or, as shown below, the owners home is the first floor with two (2) story townhomes above. This is a good choice for the empty nester. You could option a basement finish where available. In this design, only the renters have access to the back property. Owners have front and side yards. Their side yard functions as their back yard.
The next slide is a view of the back of the dwelling shown above. The first floor of the 2 story townhomes are on the second floor of the dwelling (owners unit occupies the entire first floor). The townhomes have a balcony, an attached garage, a fenced patio at ground level and a first floor entry door with private interior stairs to their unit:
The next rendering shows the owners home on the first floor with two apartments above each home. This is a good choice for the empty nester. In this design, only the renters have access to the back property, and they park at the side. The apartments have exterior stairs up to their second story balcony and entrance door. The owners side yard functions as their back yard.

The communities can be as few as 3 buildings, up to any size. Here is the full community of the previous section. The community has hundreds of buildings with 3 units per building-over 1,000 total units. Again, renters have the back yards, park at the side & only access areas shaded red:
This last rendering is the cover drawing of our patent because it shows the outdoor separation of the owners and renters without specifying the rental unit type or rental unit location. The renters parking is fenced and located at the back. The walks from the rental parking to the dwellings are also fenced, providing complete yard privacy for the owners. The owners have all the yards around their home:
