Empty nester homeowners will make up the majority of our buyers because of the HECM FP mortgage (see special financing tab). 

 

Most older people wouldn't consider living in the typical home with an attached rental-the duplex:

Problems with most existing owner occupied multi-unit duplexes:

-No landscape or exterior building maintenance provided.

-No rental management.

-No owner-renter privacy.

-Most existing properties are two story units. These buyers want to live in a one story unit.

In this design, only the renters have access to the back property. The owners side yards function as their back yards.

The next rendering is a view of the back of the dwelling. Both of the two rental units are on the second story. The rental units have a balcony, an attached one car attached garage, a fenced patio at ground level and ground level entry doors with private stairs to each of the two second floor units. They are high quality rental units to attract premium renters:

Below is a top down view showing that the renters have a separate car entrance at the back of the community. The renter car entrance and outdoor area is shaded red. It is separated from the owners outdoor area (green) by a barrier. Owners and renters never encounter each other. Each owner has a private side yard and patio which functions as their back yard:

Our older buyer wants a one story home. Adding a second floor as rental units is less expensive than building the rental units behind the home (smaller foundation, roof and lot size compared to building behind). Where available, we could option a basement finish to add to the owners' space or as a rental unit. We suggest building vertically to the maximum allowable-up to 4 stories above ground and one below.

There are endless ways to layout the communities.
